At Student Housing Lincoln our dedicated and experienced team deal with queries like the those above on a daily basis. We make it our priority to ensure that all aspects of your property are well maintained and looked after. From light bulbs to Gas Safety certificates, we are here and on call 24/7 to deal with every aspect of your property and its occupants.

 

What does Fully Managed include?

List your property

We list your property on over 35 separate websites including major portals such as Pads4Students, Zoopla, Accommodation for Students, FreshRent etc.

Search for tenants

We search the market and our personal database to find suitable tenants for your property. We have over 8,000 students on our database and over 4,000 students via our social media accounts

Viewings

We arrange viewings with prospective tenants, arranging access with current tenants should 24hours notice be required. We show the prospective tenants your property highlighting key feature of interest to the prospective tenants

Tenancy Agreements

We sign and exchange contracts with the new tenants ensuring a legally binding contractual relationship has been formed. We ensure that all tenants have a place at the University and collect photographic ID.

Information Pack

We provide a full information pack including all tenant contact details, student enrolment numbers, proof of ID and guarantor declarations for your records.

Initial Inspection & Inventory

We conduct an initial inspection of the property and take a full inventory of the property to ensure proper records are kept for the end of tenancy check out procedure.

Deposits

We collect Deposits from the tenants which are stored within the Government backed Deposit Protection Service (DPS).

At the end of the tenancy simply call us and let us know how much deposit to return to the tenants.

For our Fully Managed properties we will conduct a full check out inspection detailing what works will need to be completed for the next set of tenants, obtain quotes for these works and subtract the repair costs from the deposits automatically.

Rent Collection & Key Exchange

We collect the first months rent which is transferred to you.

Upon receipt of the deposit and first months rent, all tenants will be issued with a set of keys and a key exchange form will be signed. Giving you peace of mind that should a tenant require new keys a record of receipt and associated charges has been recorded.

Ongoing Rent Collection

We will collect rent during the term, ensuring that tenants keep up to date with rent payments. These sums are then transferred straight to you.

Online Property Management

For our Fully Managed properties we have a bespoke online system known as ‘RentPro’ which will allow you 24/7 access to all information required. Via RentPro you are able to view maintenance reports, inspection reports, viewings, tenancies, payment dates and rent arrears as well as all other information about the property such as marketing information.

Regular Property Inspections

We will conduct regular property inspections ensuring that your property is well looked after. Property inspections will also include condition reports on inventory (e.g. beds, chairs, desks) to ensure your furnishings are also being well looked after and that the tenants are keeping your property clean and tidy.

Full inspection reports and inventory reports are available 24/7 via our bespoke RentPro management software.

Regular Utility Readings

We will regularly inspect utility meters within the property and record meter readings to ensure that the tenants keep within the capped allowance.

End of tenancy check out

At the end of the tenancy we will complete a full check out, inspecting the property one last time, providing a full inspection report, alerting tenants to the areas that need to be addressed (e.g. cleaning).

We will then create a report to be confirmed by the landlord as to the state of the property and whether any maintenance works need to be carried out or not.
